All of our homes are managed by our sister company Gulf Coast Property Care.

Realizing that there was a dearth of quality management in the area, Gulf Coast Property Care was founded in 2003 to 'raise the bar' and challenge the existing established management companies. In a relatively short period of time Gulf Coast quickly asserted itself as the leading vacation rental management company in the area. We are very proud of our progress but realize that there is always room for improvement.

Whether you are considering purchasing a vacation home or are an existing owner, it is important to consider how your home can best be managed, marketed and cared for. At Gulf Coast we appreciate owning a vacation home in another state or country can be a daunting proposition. Gulf Coast Property Care provides quality property management to vacation home owners in Sarasota and Manatee Counties. The biggest advantage we hold over our competitors is that we do not subcontract the routine or emergency maintenance work performed in our homes. Every aspect, from the pool cleaning, through to the yard work and onto to the pre/post guests cleaning is undertaken by Gulf Coast staff. This policy allows our employees to build a relationship and familiarity with the homes.

Our staff regularly attend industry specific refresher training courses on maintenance, housekeeping and pool maintenance services. Our housekeepers have worked in the industry for many years and are extremely proficient in their work. As a result of this ethos, property owners can be assured their property is looked after in a professional and efficient manner, which will result in repeat bookings and referrals.

Should a guest require immediate attention while in-home, our Property Care, Guest Services, Quality Control and Information Technology teams are available to respond.

Property Management

From $120 per month

Marketing. 24-hour service. Guest arrivals. Obtaining credit card and registration details. Booking scheduling. Replacement of AC filters. Replacement of standard light bulbs. Basic unblocking drains/toilets. Unlimited pool heating requests. Monthly statement. Arranging appointments with contractors etc.

Pool Care                                                      

From $80 per month

Weekly pool clean including brush skim and vacuum to waste or filter. Weekly chemical balance. Bi-weekly filter cleaning during high occupancy periods.                                                                                                                                                        

Yard Care

From $85 per month

Lawn cutting (Frequency dependent on season). Weeding. Foliage maintenance. Small tree management.

Bill Payments* (Optional)                                                                          

From $25 per month

We will ensure that all bills are paid before the due date. We will also provide copies of your utility statements every month providing you with the peace of mind that your accounts are being paid promptly. Incorporated within this service is the remittance of Florida sales and development taxes.

* All utility companies now offer a direct debit service; therefore we do encourage owners to pay their own bills directly.  Full details on how to obtain these services are available.  Full instructions can be provided  

Lawn Treatment

From $30 per application

Treatment fertilizes and deters pest infestation. Irrigation control.

Pest Control

From $27 per month

Monthly internal and external building perimeter inspection and treatment. Unlimited call outs.

Maintenance

Our maintenance schedule will invariably save you money and ensure your home remains in 'A1' condition. All services are performed in house which reduces costs and ensures premium quality of service and workmanship.

Repairs

We will inform you immediately of any repairs that are required in your home, where the cost exceeds our agreed limit. If necessary we will obtain digital evidence of the damage and forward the images for your attention. If we believe your guests have been neglectful we will deduct damages from the guest’s security deposit/credit card or Travel Guard Insurance

Cleaning

In our experience cleanliness of the home is the most important factor in generating repeat bookings and referrals. We guarantee thorough cleans and attention to detail. It is the finer points that define the cleanliness of a house. In our experience management companies routinely skip over small details and we feel that by paying attention to these areas your guests will notice the difference and return time and time again.  

Cleaning Tarriff

  • 2 Bedroom condo or house              $65.00 
  • 3 Bedroom house                              $80.00 
  • 4 Bedroom house                              $90.00 
  • 5 Bedroom house                              $100.00  

Prices based on 2 bathrooms - Additional bathrooms are charged an extra $5 each clean. There will be an additional charge for two story homes.
